LAS VEGAS ーA new luxury apartment community, The Highline, broke ground on Sunday at The Gramercy Las Vegas, marking the development’s next generation of the master plan community. Lyon Living and LandSpire Group have come together to collaborate on The Highline, making it the first project they are bringing to Las Vegas Valley together.
Slated to open winter of 2023, The Highline is a luxury apartment community that will feature 294 apartment homes, including a mix of studios, one, and two-bedroom units equipped with condo-grade appliances.
“As the economy and population of the Las Vegas area continues to grow, we wanted to bring an innovative and exciting new property to the area, that will offer residents more than just a place to live, but a place to dine, shop, explore and network,” said Pete Zak, managing partner of Lyon Living. “Conveniently located in the heart of Spring Valley, The Highline will deliver a sophisticated level of dining, retail and office space, while embodying a socially-driven living community that encourages residents to gather and entertain in shared spaces. We are excited for this first-ever partnership with LandSpire Group, who shares a similar vision of creating unique, community-based developments.”
The Highline will offer residents exclusive access to the rooftop lounge area, a resort-style pool and spa, clubhouse, co-working space, beer garden, elite fitness facility and more. Future plans include 71 for sale townhomes and 25,000 sq ft of retail space, expanding upon the dozens of dining, shopping and office spaces already established at The Gramercy. The community is designed to be both family-friendly and pet-friendly with a state-of-the-art pet spa and dog park. The Highline will offer a quiet retreat just miles away from the Las Vegas Strip, while still offering convenient access to Spring Valley’s most coveted restaurants and shopping.
“The Highline marks one of our most exciting projects in our portfolio for its location, amenities and the future expansion of this community,” said Josh Childress, CEO of LandSpire Group. “Partnering with Lyon Living offers us a unique opportunity to bring our vision of development without displacement to a growing market, creating an inclusive living experience unlike any other community in Las Vegas. Residents of The Highline will have a one-stop-shop to eat, play and work, with just a short 20-minute drive to the Las Vegas Strip.”
Rockwood Construction has begun construction on the project site and expects a 26-month timeline. The Highline is designed by award-winning California-based firms Studio One Eleven and Architects Orange.
