RENO, Nev. – The Reno/Sparks Association of REALTORS® (RSAR) today released its 2019 first quarter and March 2019 reports on existing home sales in Reno/Sparks, including median sales price and number of home sales in the region. RSAR obtains its information from the Northern Nevada Regional Multiple Listing Service (www.nnrmls.com).
In the first quarter of 2019, the report showed Reno/Sparks had 1,129 sales of existing single-family homes; with a 16 percent decrease from last year and a 15 percent decrease from the previous quarter. The report listed the median sales price for an existing single family residence in Reno/Sparks in the 2019 first quarter at $367,500; a decrease of less than 1 percent from last year and a decrease of 2 percent the last quarter of 2019. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The median sales price of existing condominium/townhomes in Reno/Sparks in the first quarter of 2019 was $215,000; an increase of 11 percent from a year ago.
During March 2019, the report showed Reno/Sparks had 443 sales of existing single-family homes; a decrease of 19 percent from March 2018 and an increase of 23 percent from February 2019. The report listed the median sales price for an existing single family residence in Reno/Sparks in March 2019 at $369,000; a 2 percent increase from last year and a 1 percent decrease from the previous month. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The median sales price of existing condominium/townhomes in Reno/Sparks in March 2019 was $247,750; an increase of 7 percent from last year.
During the 2019 first quarter, Reno (including North Valleys) had 761 sales of existing single family homes; a decrease of 22 percent from last year and a 17 percent decrease from the first quarter of 2019. The median sales price in Reno for an existing single family residence in the first quarter of 2019 was $385,000; an increase of 3 percent from last year and a 2.5 percent decrease from the previous quarter. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The existing condominium/townhome median sales price for the first quarter of 2019 was $234,5000; an increase of 17 percent from the last quarter year.
In March 2019, Reno (including North Valleys) had 277 sales of existing single family homes; a decrease of 24 percent from last year and a 12 percent increase from February 2019. The median sales price in Reno for an existing single family residence in March 2019 was $390,000; a decrease of 3 percent from March 2018 and a 1 percent increase from the previous month. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The existing condominium/townhome median sales price for March 2019 in Reno was $266,500; an increase of 7 percent from last year.
Sparks (including Spanish Springs) had 368 sales of existing single family homes in 2019’s first quarter; a decrease of 13 percent from last year and a 9 percent decrease from the previous quarter. The Sparks median sales price for an existing single family residence in the first quarter of 2019 was $349,850; an increase of 1 percent from last year and resulted in no change from the previous quarter. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The existing condominium/townhome median sales price for 2019’s first quarter in Sparks was $190,000; an increase of 6 percent from last year.
Sparks (including Spanish Springs) had 166 sales of existing single family homes in March 2019; a decrease of 24 percent from last year and a 13 percent increase from the previous month. The Sparks median sales price for an existing single family residence in March 2019 was $390,000; a decrease of 3 percent from last year and a 1 percent increase from the previous month. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The existing condominium/townhome median sales price for March 2019 in Sparks was $266,500; an increase of 7 percent from last year.
The 2019 first quarter report showed Fernley had 114 sales of existing single family homes; with a 26 percent decrease from the same time last year and a 15 percent decrease from 2019’s last quarter. The median sales price in Fernley for an existing single family residence in 2019’s first quarter was $260,250; a 7 percent increase from last year and a 1 percent increase from the previous quarter. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes.
The March 2019 report indicated that Fernley had 47 sales of existing single family homes; a 22 percent decrease from last year and a 21 percent increase from the previous month. The median sales price in Fernley for an existing single family residence in March 2019 was $259,900; an increase of 7 percent from March 2018 and a 3 percent decrease from last month. “We are continuing to see an increase in unit sales with just a very slight dip in the median sold price which is a positive for our market,” said Angelica Reyes, 2019 RSAR president and REALTOR with The Right Choice Realty. “We continue to struggle for inventory at only two months supply, and homes are moving steadily with only 58 days to contract.”
