RENO – The Reno/Sparks Association of REALTORS (RSAR) released its May 2018 report on existing home sales in Washoe County, including median sales price and number of home sales in the region. RSAR obtains its information from the Northern Nevada Regional Multiple Listing Service (www.nnrmls.com).
During May 2018, the report showed Washoe County had 560 sales of existing single-family homes; a decrease of 18 percent from May 2017 and a 14 percent increase from one month ago, April 2018. The report listed the median sales price for an existing single family residence in Washoe County in May 2018 at $374,000; with no change in price from last month and an increase of 12 percent from May 2017. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The median sales price of existing condominium/townhomes in Washoe County in May 2018 was $191,500; a 6 percent increase from a year ago.
In May 2018, Reno (including North Valleys) had 403 sales of existing single family homes; a decrease of 13 percent from last year and a 19 percent increase from the previous month. The median sales price in Reno for an existing single family residence in May 2018 was $392,500; a 12 percent increase from May 2017, and a 2 percent increase from April 2018. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The existing condominium/townhome median sales price for May 2018 in Reno was $185,000; a 3 percent increase from last year.
Sparks (including Spanish Springs) experienced 157 sales of existing single family homes in May 2018; a 27 percent decrease from May 2017 and a 3 percent increase from the previous month in April 2018. The Sparks median sales price for an existing single family residence in May 2018 was $348,500; an 11 percent increase from last year in May 2017 and a decrease of 3 percent from last month, April 2018. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The existing condominium/townhome median sales price for May 2018 in Sparks was $209,500; a 10 percent increase from last year.
The May 2018 report indicated that Fernley had 52 sales of existing single family homes; with a decrease of 9 percent from May 2017 and a 9 percent decrease from the previous month in April 2018. The median sales price in Fernley for an existing single family residence in May 2018 was $257,450; a 17 percent increase from May 2017, and a 4 percent increase from last month. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes.
“For the first four months of the year, year-to-date sales for 2018 were ahead of 2017,” said Doug McIntyre, 2018 RSAR President and REALTOR with Reno Property Management. “In May, that trend came to a halt, and 2018 year-to-date sales are down 1 percent compared to the same period in 2017.”
