Business Park Underway in Carson City
Research Business Park, a 15-building complex, is being developed on the north end of Carson City near the new Super Wal-Mart. When the Highway 395 expansion is completed, it will have freeway frontage and highway access. Kevin Coleman, owner of California-based Net Development Company, K&S Properties is developing the project. The complex offers business owners the opportunity to purchase space in a variety of sizes from 4,800 square feet up to 12,000 square feet. The 15 buildings will be delivered turnkey, ready to move in and fully landscaped. Each will contain a reception office, a private office, a coffee bar and two restrooms. The spaces are zoned for retail, commercial, manufacturing or restaurants. Complex completion is scheduled for summer 2005. General contractor for the project is Shaheen Beauchamp Builders LLC.
PENTA Chosen to Build UNLV Facility
ThePENTA Building Group was recently selected as the general contractor for the new $32.4 million Donald C. Moyer Student Union on the University of Nevada Las Vegas campus. Construction will begin on the 143,000-square-foot facility on June 1, 2005. Phase I is scheduled to be completed June 28, 2006, and Phase II on July 27, 2007. The architect for the project is Tate Snyder Kimsey Architects of Henderson. While PENTA has extensive experience on large-scale projects such as hotel/casino, timeshares, restaurants, distribution centers and retail, the Student Union marks its entry into the institutional and public works market.
Office Building Planned for Downtown Henderson
Construction recently began on The Pinnacle, a three-story, 12,000-square-foot, Class A office building located within the downtown Henderson redevelopment area at 203 South Water Street. The building will feature a ground-floor coffee house, bakery andrestaurant and outside patio area on Atlantic Street. The second and third floors will contain executive office suites, some with balconies, offering secretarial services, telephone systems, Internet access, copier, mail and messenger services, janitorial and common-area conference rooms. Developer Vicki Pullen, VLP Investments, LLC, assembled an all-woman design team to create the project. The Las Vegas-based team members include: Linda Harris, LF Harris Construction; architect Ofra Gellman, MWT OFRA Architecture; and Margie DeLaurell, PE, Nevada By Design, Civil Engineer & Consulting. The $2 million project is slated for completion in summer 2005. It is expected to contribute more than $150,000 in business and property taxes to Henderson over the next 10 years.
Panattoni Developing Shadow Mountain Business Park
Sacramento-based Panattoni Development Company recently announced the company will break ground on Shadow Mountain Business Park in the second quarter of 2005. The project will add approximately 163,500 square feet of industrial space to North Las Vegas. The 9.5-acre site will include 10 buildings ranging in size from 10,000 square feet to 40,000 square feet, with opportunities for build-to-suit. The $10.5 million project, located on the southwest corner of Pecos and Alexander in North Las Vegas, is expected to be finished in the fourth quarter of 2005.
Industrial Park Slated for Sparks
Voit Development Company has acquired two parcels of land in Sparks, totaling 14.9 acres, on which it plans to develop a 251,000-square-foot business park to be known as Vista Business Park. The parcel is a quarter mile from Interstate 80 and fronts Vista Boulevard. Groundbreaking for the first phase, consisting of 111,000 square feet, is planned for spring 2005, and construction is scheduled to be complete by the end of the year. In the second phase, build-to-suit opportunities of up to eight acres will be available for larger companies. Vista Business Park will offer buildings for sale or lease, ranging in size from 4,000 square feet to 17,000 square feet. The San Ramon, Calif. office of Ware Malcomb is handling architecture for the project. Valley Commercial Contractors, headquartered in Sacramento, will serve as the general contractor. Engineering is being provided by CFA Engineering of Reno.
