Partnership Developing Industrial Center
Thomas & Mack Development Group (TMDG) has announced the formation of a joint venture with Majestic Realty Co. to develop an $80 million, 103-acre industrial project in North Las Vegas consisting of six to eight industrial buildings totaling approximately 2.2 million square feet of space. This project, located at the intersection of I-15 and the 215 Northern Beltway, will be the second joint venture in the Las Vegas Valley between TMDG and Majestic, which are currently teaming up to develop the 400-acre Beltway Business Park along the southern beltway. The new project, called the Northern Beltway Industrial Center, is currently in the design phase. It is scheduled to break ground in second quarter 2005, with its first occupancy in fourth quarter 2005. Emphasis will be placed on large manufacturing and warehouse build-to-suits as well as large spec distribution facilities ranging from 200,000 square feet to 350,000 square feet. The project will anchor industrial development in a 1,091-acre area recently annexed by the city of North Las Vegas.
Engineering Firm Inks Deal With Japanese Homebuilder
Wright Engineers, a Las Vegas multi-discipline engineering firm, recently signed a contract to provide engineering services in Japan. American Homes, Inc. of Japan, a Tokyo-based residential developer, hired Wright Engineers to provide structural engineering design tools and training for implementation in Japan. This international instruction is intended to teach the Japanese-based American Homes’ engineers American-style methods of residential design and construction. The Japanese-based engineers will also be also instructed on key sections of the building code (IBC, ASCE 7, and NDS), as well as the capabilities and use of proprietary design software. One-on-one instruction will taking place at Wright Engineers’ Las Vegas office, followed by training American Homes’ office in Tokyo.
Southwest Title and Builder’s Capital Break Ground
Southwest Title Co. and Builder’s Capital, Inc. have joined forces to build new office space for the two companies. The businesses broke ground on the new property at 2880 W. Sahara Ave. in Las Vegas this spring. This commercial real estate project is among the growing number of developments in Southern Nevada owned and operated by its tenants. Southwest Title Co.’s commercial escrow division will occupy half of the 4,000-square-foot building. Commercial mortgage brokerage firm Builder’s Capital, Inc. will also occupy 2,000 square feet within the Class-A office space. Gerald Garapich, LLC is architect for the project, which is slated for completion in August. Baughman & Turner, Inc. and C.M. Builders are serving as engineer and general contractor, respectively.
Cheyenne Valley Central Underway
Construction is underway at Cheyenne Valley Central, located on the northwest corner of Cheyenne and Valley near the North Las Vegas Airport. As an integral part of the Cheyenne Technology Corridor, the Lyle Brennan Investments project, set to open late in 2004, will feature an integrated data center that will tap into optic fiber networks, T1, SDSL, DSL, VoIP, C2P and other forms of data communication and host them on-site. The first phase of the project will include 12 office buildings, ranging from 3,700 square feet to 7,400 sq. ft., as well as a retail building with suites available from 1,500 square feet. The office buildings will be available for lease, lease/purchase or sale. An on-site model office available for future tenants/owners will be available to allow clients to fully visualize their future office. Business Bank of Nevada recently chose Cheyenne Valley Central for its sixth location and plans to build a 5,900-square-foot building there.
New Campus Slated for Rancho High School
Ground was recently broken for a multi-phase replacement of the Rancho High School campus in North Las Vegas. Martin Harris Construction is the general contractor for the $75 million project, which will include a new two-story high school building and associated campus improvements, including: a new football field and athletic track with grandstands and concessions buildings; baseball and soccer fields; basketball and tennis courts; on-site lighted parking; and drought-tolerant landscaping. The new facility, designed by Tate Snyder Kimsey Architects of Henderson, has received two national design awards. Ninyo & Moore will provide quality-assurance observation and materials-testing services. Phase I completion is set for May 2006 and the entire project is scheduled for completion in time for a fall 2007 opening.
