Pageantry Companies President Don White arrived in Las Vegas in 1987, and in 1992, entered the fast-growing Southern Nevada housing market. In 1998, he expanded into the state of Washington and continued with his mission of building new residential communities.
Pageantry’s residential focus in Las Vegas has been on entry-level and first-time ownership opportunities, as well as first-time move-up products. Today, major residential projects on the drawing board include home developments in the southwest near Blue Diamond, in the northwest and in North Las Vegas.
In the last five years, the company has expanded its horizons and successfully undertaken commercial projects, identifying a niche in building office parks containing from 5,000 square feet to 100,000 square feet. The majority of these projects were built and offered to individual business owners in an office/condominium environment. Occupants, rather than being tenants, were owners and became part of a master association, similar to a condominium association. This concept allowed each individual owner of the office space the advantage of customizing his or her own office location and creating an individual professional identity. Each also benefited from the convenience of a shared common area. In addition, most Pageantry office parks offer both covered and uncovered parking, cable and ultra-high speed Internet, a courtyard setting and a professional business image in a strategic location.
The most recent office project – Pageantry West Office Park – marks a departure from that ownership concept. Pageantry’s Nevada Division President Bill Hoover announced the $18.5 million park, located at the corner of the I-215 Beltway and Russell Road, is nearing completion of the first building. Offering 100,000 square feet of upscale office space, the complex is comprised of two structures: the initial one containing 40,000 square feet and one that will be started later this spring containing 60,000 square feet. Offerings within the office park extend from 1,500-square-foot suites to an entire floor of nearly 20,000 square feet. The park will offer tenants the added advantage of freeway exposure for their signage.
Hoover stated, “We are excited about this project. We see a genuine emerging business park growth pattern in the southwest area of the city. The Pageantry West Office Park represents a different approach for the Pageantry Companies.” While the focus in the past has been on building and selling, the strategy for Pageantry West will be for the company to lease and hold the asset.
Pageantry’s commercial arm in Nevada includes the following office parks:
Buffalo Professional Building, located just north of Summerlin Parkway at Buffalo, featuring all office suites. This two-story building completed in 2002 marks the company’s first venture into leasing and holding an asset.
Pageantry Flamingo Center, a 70,000-square-foot office park at West Flamingo between Durango and El Capitan, featuring up to 17,500 square feet of remaining available space to sell or lease.
Pageantry Horizon Park at Horizon Ridge and Sandy Ridge, east of Eastern Avenue. Offers 88,400 square feet for offices and a medical park. The award-winning project has completed its first and second phases and is under construction on phase three.
Northern Vistas Office and Retail Park at Craig Road and Ferrell in North Las Vegas is in the final phase of construction and has both retail and office space available for lease or sale.
Century Executive Suites at Spanish Vista, located in one of the company’s initial office parks at Tropicana and Durango, offers executive office space from 170 square feet with short-term leases available.
