Thomas & Mack Development Sells Eastgate Plaza
Thomas & Mack Development Group (TMDG) a Las Vegas-based development company, has sold Eastgate Plaza, a four-story 79,000-square-foot Class A office project located on the northeast corner of Warm Springs Road and Stephanie Street in Henderson. The buyer was Chicago-based United Insurance Company of America. The purchase price was not disclosed. TMDG President Tim Snow said the firm remains a long-term holder of office and commercial assets. “We are really a developer of buildings in office park environments. Eastgate was a single-building property and did not fit our mold,” Snow said. “This sale allows us to concentrate on our core strengths and continue to pursue our strategy.” Eastgate Plaza’s current tenants include US Bank, United Title of Nevada, Merrill Lynch, Merck Medco and Howard F. Thompson & Associates. The project also includes 3.56 acres of developable vacant land.
Two Projects Underway in Downtown Las Vegas
Two large projects are currently changing the downtown Las Vegas landscape. Las VegasPremium Outlets, an $80 million, 40-acre retail mall that will feature more than 100 upscale merchants is expected to open in August. The outlet mall is located just west of Interstate 15 and north of Charleston Boulevard. Developing the 435,000-square-foot mall is Simon Property Group Inc., which operates and partly owns The Forum Shops at Caesars Palace, and Chelsea Property Group, Inc., of New Jersey, which operates other premium outlet malls. Groundbreaking was held in March for a $1 billion wholesale home furnishings complex just north of the outlet mall, to be called the World Market Center. Construction has begun on the first phase, a $200 million, 10-story tower located near Bonneville Avenue and Grand Central Parkway. Future plans call for a total of three towers, a pavilion and a four-story trade fair. Los Angeles-based Furniture Mart Enterprises is developing the project. Completion of the first tower is scheduled for late 2004 and its first major trade show is planned for January 2005. The entire project should be built out by 2010.
Church Complex Slated for Carson Valley
Licata Hansen Associates Architecture of Reno has been selected to provide architectural services for Grace Community Church’s new facility in the Carson Valley. The church’s 20-acre site will contain a sanctuary, Sunday school classrooms, administrative offices, sports fields and other amenities, to be completed in multiple phases. LHAA’s design team for the $1.3 million project will include Knopf Sharp & Associates, with additional consulting accomplished on a design-build basis. R.O. Anderson will provide civil engineering services and Pezzonella Associates, Inc. will provide geotechnical assistance. Construction will begin this fall, with completion scheduled for Summer 2004.
SR Construction Building Office Park
SR Construction, a design/build contractor based in Las Vegas, has been awarded the contract to design and construct a planned office park in Las Vegas at the corner of Warm Springs Road and Gillespie Avenue. SR will break ground in June for the first phase of The Park at Warm Springs, which will consist of four buildings totaling 22,000 square feet, as well as a restaurant/tavern pad. The estimated completion date for the $2 million first phase has been set for January 2004. The office park will feature single-story, Class A buildings with high-speed data access, extensive landscaping and at least three water features. The owner/developer for the project is Glen, Smith & Glen. The architect is Perkowitz and Ruth, located in Las Vegas.
Erosion Control Project Set for Tahoe
The Washoe County Department of Public Works has selected Carter & Burgess, Inc. for its $1.5 million erosion-control water quality project in Incline Village, on the north shore of Lake Tahoe. Funded by the Nevada Tahoe Bond Act and the U.S. Forest Service, the contract calls for erosion-control improvements on existing highways and roadways in Incline Village. Carter & Burgess will be responsible for both the design and construction oversight, working with local subcontractors. Construction is scheduled to begin next year.
