Construction Underway at Durango Financial Center
Allied Investments, LLC has begun construction on a build-to-suit project at Durango Financial Center, located on Durango Drive near Desert Inn Road in western Las Vegas. The primary tenant, Allied Collections, is the largest independently owned collection agency in Nevada. Upon completion, the $8.5 million project will consist of two, two-story attached office buildings and a one-story retail building. The five-acre parcel will contain a total of 60,672 usable square feet on buildout. Terra West Realty is coordinating all development, leasing and marketing efforts, tenant space planning and move-in, and property management. Bentar Development is serving as general contractor, Las Vegas-based John David Burke is the architect, and BankWest provided financing.
New Timeshare Project Set for Las Vegas Strip
Westgate Resorts, the world’s largest privately held timeshare company, has announced plans to build the largest timeshare resort in Las Vegas. Plans for the project include a 54-story tower with more than 700 luxury villas, which will make it the tallest occupied building in the city. The $180 million development will connect to the Showcase Mall on the Las Vegas Strip, adjacent to the MGM Grand Hotel Casino. Westgate Resorts purchased the rights to the development from FCM Ventures, a joint venture of Makena Entertainment and Forest City Enterprises, Inc. The property will be the company’s 16th resort, and its second in Las Vegas. It also owns and operates Westgate Flamingo Bay, a nine-acre timeshare resort with 208 luxury villas located on West Flamingo Road.
Clark & Sullivan Building Juvenile Facility
Clark & Sullivan Constructors recently broke ground on the $25 million Jan Evans Juvenile Justice Facility project in north Reno, which will replace the existing Wittenberg Hall structure. The Washoe County facility, designed to reduce overcrowding and to offer programs designed to better the lives of incarcerated youths, is being built on a 12-acre site on Parr Boulevard near the county jail. The 84,000-square-foot center will increase capacity from 76 beds to 108 and will include a juvenile courtroom. The new center will also offer a community services program, counseling, recreation and other support services. Detention facilities in the new building will continue to be called Wittenberg Hall. The facility, named for the late Assemblywoman Jan Evans, is scheduled for completion in summer 2004.
Centra and Panattoni Plan Distribution Center
Centra Properties, in a joint venture with Panattoni Development, will break ground in the second quarter 2003 on a $65 million mixed-use project located just west of I-15 between Sunset Road and I-215 in Las Vegas. Completion of the first phase, which will contain 320,000 square feet of freeway showroom and distribution space, is planned for the fourth quarter of 2003. The development will eventually include 1 million square feet of commercial space. The buildings will feature 32-foot clear ceilings and cross-docking. Panattoni Construction is serving as general contractor. JMA Architecture Studios is the architect, and Wright Engineers is performing civil engineering work. Colliers International will handle lease and sale transactions for the development.
