Pulte Homes Plans New Development
Pulte Homes’ Las Vegas division has acquired 340 acres of residential land in Northwest Las Vegas near Floyd Lamb State Park and will build up to 1,800 new homes on the property. In a $75 million transaction that closed in June, Pulte acquired the parcel from the owner of the 637-acre Mountain Spa community, which was never fully developed. Pulte has renamed the development Silverstone Ranch and will begin construction of new home models beginning in the third quarter of 2002. The community, located in the foothills of the Sheep Mountain range, also includes a 27-hole golf course, which is owned and operated by Meadowbrook Golf. Pulte plans to develop numerous parks throughout Silverstone Ranch and will offer residents an opportunity to participate in equestrian activities at the nearby state park.
Clark & Sullivan Constructs Sparks Facilities
Clark & Sullivan Constructors is serving as general contractor for a 15,659-square-foot medical building and imaging center at Vista Boulevard and Prater Way in Sparks. The new facility will provide expanded space for the Sparks Washoe Family Care office, which will relocate from its current address on Baring Boulevard. The complex will also house the Washoe Imaging Center. Washoe Family Care and Washoe Imaging are both entities of Washoe Health System and are affiliated with Washoe Medical Center. Clark & Sullivan is handling all aspects of construction, from site work, concrete and framing to interior design and landscaping. Construction began in February 2002, with completion scheduled for this month.
Master-Planned Community Slated for Apex
Industrial Properties Development (IPD), Inc., developers of the Apex Industrial Park located 13 miles north of downtown Las Vegas, submitted conceptual plans to Clark County in June that call for rezoning a portion of the industrial park for residential and commercial development. Identified as North Hills, the proposed master-planned community would comprise about 3,000 acres of the 21,000-acre Apex site, which will also include light industrial uses as well as commercial zones. IPD is developing about 10,000 acres within the Apex Industrial Park. The residential zones will account for about 15 percent of the total Apex master plan, with a range of 25,000 to 35,000 residential units envisioned in the North Hills concept plan. All residential areas will be built a minimum of one mile from the nearest heavy industrial facility. IPD estimates that about 30 percent of the housing mix would be devoted to the entry-level market, while only 7 percent will be devoted to high-end executive homes.
Retail Center Planned for Henderson
New Urban Developments Inc., based in Henderson, has announced plans to build an upscale retail center on 3.6 acres at Eastern and Horizon Ridge Parkway in Henderson. Called “The Aqua Center,” plans for the project include 40,000 square feet of restaurants and boutique retail shops, including a produce market, wine cave and flower market. Specialty services will include a custom tailor, barbershop and shoemaker. A cylindrical glass building housing a lounge and restaurant will anchor one end of the center, and at the other end of a 10,000-square-foot courtyard, The Aqua Center will feature a sand beach and water enclave delineated by a “sea wall”. The $10 million project will break ground this month, with completion scheduled for early 2003.
