Triad Development to Build in Summerlin
Triad Development has purchased land in Las Vegas for its newest project, the Plaza Commerce Center, a 9.42-acre commercial site in Summerlin. The principals of Triad Development, shown above, are J. Christopher Stuhmer, W. Stewart Gibbons, Mark Fine, Daniel Otter, Scott Godino and Douglas Crook. The Plaza Commerce Center, a master-planned development of approximately 95,000 square feet of commercial building and restaurant pads, will be located on Village Center Circle between Town Center Drive and Hills Center Drive. It is adjacent to the Summerlin Library and Performing Arts Center and the Trails Village Shopping Center. Triad expects building to commence early in the second quarter of 2001.
Burnett Haase Awarded Contract
Burnett Haase Construction is serving as designer and general contractor for Parkridge Plaza, a 30,000-square-foot retail and office center planned to accommodate a variety of neighborhood retail shops and offices. Located at Horizon Ridge Parkway and Arroyo Grande Blvd. in Henderson, Parkridge Plaza will contain a courtyard/patio element for patrons and tenants and will feature extensive landscaping and a colonnade fronting the shop areas. Business Properties Group/Horizon Ridge Partners, LLC is the developer of the project, slated for completion in April. Construction costs for Parkridge Plaza are estimated at $1.8 million.
Work Begins on Redfield Campus
Groundbreaking ceremonies were held recently for the first building at the 60-acre Redfield Campus, a collaborative higher education hub for the University of Nevada, Reno, Truckee Meadows Community College and Western Nevada Community College. Its inaugural structure, the Nell J. Redfield Building, will house a lecture hall and science laboratory, library, academic support functions and high-tech computer facilities. The $15.4 million building will be constructed in three phases covering 75,000 square feet and is slated to open for classes in fall 2002. Contractor for the preliminary grading work and groundbreaking is Joe Suter Construction Co. Architects for the campus master plan and Nell J. Redfield Building are the Moore Collaborative and BJSS. The 60-acre campus, located off Mount Rose Highway in the South Meadows, will eventually serve 10,000 students in six to eight buildings by 2020.
Holmes Sabatini to Expand Services through Merger
Holmes Sabatini Associates Architects of Las Vegas is merging operations with Dekker/Perich/Sabatini of Albuquerque, N.M. to form Dekker/Perich/Holmes/Sabatini. Principals Christopher W. Larsen, AIA, R. Brandon Sprague, AIA and Jess Holmes, FAIA, will manage the Las Vegas office. The merger is intended to enable the firm to offer expanded capabilities and handle larger and more complex design and building projects. Holmes Sabatini’s work includes the Student Services Building and the Physics Building, both at UNLV, and the Whitney Library for the Clark County Library District. The firm is currently in the process of completing two major additions: one at the University Medical Center and the other at the Green Valley Library and Multi-Generational Center.
Dermody Completes Portfolio Sale
Dermody Properties has sold a portfolio of 17 buildings in the Reno/Sparks area to ScalanKemperBard Companies, a national real estate investment and merchant banking company based in Oregon. The sale of the buildings, which totaled more than 1.6 million square feet, was finalized with assistance from the Sacramento office of CB Richard Ellis. Aaron Paris, vice president and COO for Dermody Properties, said the sale of the “Crane-Hymer” portfolio was his company’s largest portfolio sale to date.
Del Webb Unveils New Strategic Plan
Del Webb Corporation has announced new strategies designed to leverage the company’s expertise in active-adult communities and other real estate projects. Its strategic plan includes utilizing other homebuilders to broaden the product offering within its communities and engaging in joint ventures with selected partners. Among the new business models the company is examining are: smaller active-adult communities in the range of 1,000 to 3,000 acres, a greater emphasis on new country club communities to serve the baby boomer market and smaller-scale multi-generational communities. The company is also exploring opportunities to capitalize on commercial real estate ventures near existing developments and to initiate timeshare ownership programs for residents of new and existing communities.
Clark & Sullivan Completes Hospital Building
Clark & Sullivan Constructors has completed a new in-patient hospital for the Nevada Mental Health Institute in Reno. The 90-bed psychiatric hospital features a 10-bed Psychiatric Emergency Services Unit and two 40-bed intake units. The 60,000-square-foot building also includes an administration area, multi-purpose room, workshop, pharmacy, dining room and clinical offices. Open areas, courtyards and expansive windows to bring in natural light were planned to provide a healthful atmosphere for patients. The hospital was designed by Casazza/HMC Architects of Reno.
Kaufman and Broad Breaks Sales Record
The Las Vegas division of Kaufman and Broad recently celebrated the sale of its 3,000th home, enabling the company to achieve sales revenues of more than $500 million for the fiscal year ending November 30, 2000. This achievement broke the record for annual sales revenue in any builder division of Kaufman and Broad, which also has divisions in Arizona, California, Colorado, New Mexico and Texas. As of the end of its fiscal year, the Las Vegas division had officially closed 3,013 homes to lead the state in home construction and deliveries. In 1999, Kaufman and Broad constructed homes for 22,460 families throughout the United States.
