Astoria Homes To Get New Headquarters
Work is underway on the Astoria Homes Office project, which is being constructed by The Korte Company in the master-planned community of Summerlin in Las Vegas. The 52,820-square-foot structure features concrete tilt-up construction, which will be finished with painted concrete and sandstone veneers. In addition to the shell construction, The Korte Company will also complete the design-build tenant finish for Astoria Homes’ new headquarters, which will occupy the entire second floor of the building. Astoria Homes has six active residential communities in Southern Nevada, and expects to close on 1,000 homes this year.
Spanish Springs Water Project Approved
The Reno City Council recently authorized a funding agreement with Sparks that will clear the way for construction of a 3.25 million gallon treated-effluent storage tank in Spanish Springs. The $3.1 million project is expected to save money by reducing pumping costs, but it is also an important element in water conservation efforts in the Truckee Meadows. The elevated tank will supply treated effluent through gravity flow to various recipients throughout the area, such as the University of Nevada, Reno Agricultural Experimental Station, for use in irrigation. Plans call for expansion of the system to provide treated effluent for irrigation at the city’s Rosewood Lakes Golf Course and Mira Loma Park, as well as the Hidden Valley Golf Course. Use of treated effluent for irrigation means millions of gallons of clean water normally diverted for irrigation will remain in the Truckee River.

NAIOP Presents Spotlight Awards
The Southern Nevada chapter of the National Association of Industrial and Office Properties (NAIOP) held its seventh annual Spotlight Awards recently, honoring commercial real estate professionals and projects. Awards were presented for office and industrial buildings in several categories, from warehouse/distribution to large office projects. The following NAIOP members were also singled out for recognition:

Luxury Condos Planned for Las Vegas
Del American, Inc., a Florida-based company specializing in multifamily properties, has announced plans to construct a $350 million luxury condominium project in Las Vegas. Ground will be broken this fall for the Vegas Grand condominiums on a 20-acre parcel on East Flamingo Road near Swenson Street, just east of the Las Vegas Strip. Phase I will consist of a 12-story tower, and future phases will include two six-story buildings and two four-story buildings, for a total of 880 individual units. Prices will start from the $200,000s and go up to more than $1 million, for units ranging in size from 650 square feet to 2,400 square feet. Amenities for residents will include controlled access, concierge service, private garages, and an outside area with pool, spa, barbeques and cabanas. JMA Architecture Studios designed the project, which is scheduled for completion in 2007.
